PROPOSAL AT A GLANCE
The vision for this site is to introduce a new 50-storey mixed-use building that will make the most of the highly transit accessible and amenity-rich neighbourhood it is located in. It will include 655 new residential units in a range of sizes, and 385 square metres of small-scale retail. In addition, there will be streetscape improvements, including a new public art installation.

GUIDING PRINCIPLES

The new owners of the property are looking to provide more housing on the site, for anyone who wants to live at Yonge and St Clair, an area that has day-to-day needs within walking distance.
The site is a one minute walk from the Yonge-University subway line, St. Clair streetcar, and multiple bus routes, and is steps from the newly permanent bike lane on Yonge. This direct access to multiple forms of transit will allow new residents to choose more environmentally-friendly forms of transportation and reduce the need for personal vehicles.
Directly surrounding the site are many retail and commercial services, parks, and transit options. This central location provides residents access to everything they need within walking distance. We are commited to maintaining the character of this area by providing small-scale retail and sidewalk improvements to keep Yonge Street an activated streetscape for pedestrians.

CURRENT SITE

We hope to be able to provide a temporary community recreational use on the site, to be active while the application is under review. The plan is to make it fun, interactive, and a place where neighbours and friends can gather. Stay tuned!

What is the site currently?

The site is currently vacant, and we hope to activate the site and provide the community with recreational uses in the interim.

Was there a previous redevelopment proposal for this site?

Yes, the previous owners of the property secured a development approval in 2018. Under new ownership, the vision for the property has changed to the current proposal.

Why aren’t you building what was approved?

Ownership of the site changed, and the new owners of the property are looking to provide more housing on the site. While the proposal has changed, our intention is to fulfill the community benefits secured as part of the previous development approval and look forward to making a meaningful contribution to the area.

How will this proposal fit in with the surrounding character on Yonge Street?

An important part of this development is maintaining the retail character along Yonge Street. At street level, the proposal will include retail space, and the podium is designed to align with the design and scale of its neighbours.

How will the proposal address traffic concerns?

Due to the proximity to transit, this development will focus less on providing car parking spaces and more on providing bicycle parking spaces to promote alternative modes of transportation in addition to nearby rapid transit access.

Are there plans to improve the laneway as part of this project?

Yes. We are early in the design process, but will be exploring ways to improve the safety through new paving and lighting, as well as the opportunity to enliven the space with a mural.

What is the timing for this project?

During the review process, City Staff will provide comments on the application. If approved, we anticipate the planning process will take approximately 18-24 months. No construction would take place before all necessary approvals are received.
